Terms and Conditions

Effective Date: The date of first referral.


These Terms and Conditions ("Terms") govern your participation in the real estate referral program facilitated by Blake Cory and eXp Realty of California, Inc. ("Referring Party") and any Receiving Party.


1. Agreement Scope

This is a Master Referral Agreement covering all real estate leads referred by the Referring Party to the Receiving Party during the term of the agreement.

2. Referral Compensation

  • Listings:

The Receiving Party will pay the greater of:

  • 35% of the gross listing side commission received, or

  • 1% of the gross final sales price.

  • Investor Purchase: 1% of the purchase price for properties purchased by the Receiving Party.

  • Referral fees must be paid within 7 business days of close of escrow or final payment.

3. Attribution and Reassignment

If another agent within the Receiving Party's brokerage completes a transaction, the Receiving Party and their broker remain liable for the fee. Leads may be reassigned if not updated for 14 days.

4. Termination

This agreement remains in effect for 24 months from the first referral and auto-renews annually unless terminated with 30 days’ notice. Obligations related to previous referrals and non-circumvention clauses remain enforceable post-termination.

5. Prohibited Conduct

Receiving Party may not:

  • Circumvent the Referring Party by working directly with Referred Clients

  • Refer or assign leads without written permission.

  • Use branding or identity assets of the Referring Party without consent.

6. Legal Compliance

The Receiving Party must comply with all applicable federal and state laws (TCPA, CCPA, CAN-SPAM). Improper or unlawful communication with referred leads will result in liability and indemnification responsibilities.

7. Dispute Resolution

All disputes shall be resolved via binding arbitration through JAMS in Riverside, California. Each party is responsible for its legal fees unless otherwise awarded.

8. Governing Law

This Agreement is governed by the laws of the State of California
